Administration of residential buildings

Our scope of services in the management of rental buildings are as follows:

• Monthly statements for the owner of income and expendituren
• The identification and evaluation of necessary maintenance and repair work
• The conclusion and monitoring of property-related contracts
• The commissioning and supervision of real estate agencies for re-letting in coordination with the owners
• Credit checks of potential tenants
• Conclusion of tenancy agreements
• The handover and taking back of apartments
• The monitoring of rent receipts, overdue payment collection, deposit accounting • Shared costs billing (accounting of operating and heating expenses)
• The investigation of rent increase options
• The handling of all correspondences
• The supervision of modernisation and renovation measures

Both monthly and annual accounting is carried out using state-of-the-art, constantly updated data processing (GFAD property management program) and our own rental accounting system.

 

Administration of common property (condominium owners’ association)

The scope of services in the management of residential property is determined by section 27 of the German Condominium Act (Wohnungseigentumsgesetz), the respective condominium declaration and any subsequently concluded property management agreement. These are the following:

• The drafting of economic plans
• The drafting of annual accounts for condominium fee
• The convening and holding of condominium owners’ meetings
• Cooperation with the management advisory board
• Payment transactions, overdue payment collection
• On-site care of the building
• The conclusion and monitoring of property-related contractse
